Dumbo House
Perched above the East River and set within the Empire Stores warehouse, Dumbo House marks the full transformation of a historic industrial structure into a contemporary hotel and members’ club. The project involved a complete refurbishment of the warehouse, preserving its original fabric while adapting it to the needs of modern hospitality.
The interiors draw on the industrial character of 1960s and ’70s DUMBO, when the neighbourhood was home to artists’ lofts and working studios. Original brickwork and generous warehouse proportions are retained, while large steel-framed windows open to views across the water. Material and colour choices reference the neighbouring bridges, from soft stone tones
that recall the Brooklyn Bridge to a custom “Manhattan-Bridge Blue” applied to walls and ceilings. The result is contemporary yet grounded, designed to feel informal, tactile, and deeply comfortable.
